Living in Richmond Hill GA: Commuting to Fort Stewart and Hunter AAF

by Ambar Michelle Caraballo

PCS & Relocation · Updated October 2026

The short answer: living in Richmond Hill GA puts you right in the middle of Fort Stewart and Hunter Army Airfield. Plan on roughly 30 to 40 minutes to Fort Stewart and about 20 to 30 minutes to Hunter, depending on your route and gate. Homes typically run $375K to $485K, so it costs more than Hinesville, but you get coastal marsh views, newer neighborhoods, and quick access to Savannah. With a VA loan, many buyers can still get in with $0 down.

I'm Ambar, a military spouse who has been stationed at Fort Stewart twice, plus Fort Drum, Fort Riley, and Grafenwöhr, Germany. Richmond Hill comes up on almost every call I have with families splitting time between the two installations, or with one spouse working in Savannah. Here's what I'd tell a friend before they choose it.

Living in Richmond Hill GA: the quick picture

Richmond Hill is a coastal town in Bryan County, just off I-95 between Savannah and Fort Stewart. It has a small-town feel with a lot of recent growth: new subdivisions, new shopping along Highway 144 and US-17, and plenty of places to get outside.

  • Water everywhere. Marsh views, tidal creeks, and the Ogeechee River make boating, kayaking, and fishing part of everyday life here.
  • History close to home. Fort McAllister State Historic Park sits on the river with Civil War earthworks, campsites, and trails.
  • Savannah next door. Downtown Savannah, the airport, and Tybee Island are all an easy drive for date nights and beach days.
  • Room to grow. Many neighborhoods are newer, with sidewalks, pools, and HOA amenities.

Richmond Hill GA home prices and your BAH

Richmond Hill is one of the pricier towns around Fort Stewart, and I want you to go in with real numbers. Typical homes run about $375K to $485K, or roughly $150 to $175 per square foot, compared with $240K to $270K in Hinesville. That doesn't mean it's out of reach. It means we plan carefully.

Here's the good news: with a VA loan, you can buy with $0 down on homes under the county loan limit ($832,750 in 2026), with no PMI. Your BAH is based on your duty station, so if you're assigned to Hunter, check the official DTMO BAH calculator for your exact rate. Then we'll sit down with a VA-savvy lender and figure out a monthly payment you feel good about, including taxes, insurance, and any HOA dues.

Ambar's budget tips for Richmond Hill

  • Get pre-approved before your house hunting trip. Sellers here want buyers who are ready.
  • Ask about flood zones and flood insurance on any home near the marsh, so there are no surprises at closing.
  • Check HOA dues early. Amenity neighborhoods can add a monthly cost that changes your budget.
  • Remember the VA funding fee: 2.15% for first use with 0% down, 3.3% for later use, and waived with a service-connected disability rating. It can be rolled into the loan.

Commuting from Richmond Hill GA to Fort Stewart

Most of my Richmond Hill clients who work on Fort Stewart take GA-144 west toward the east side of post. Others take I-95 south to US-84 through Midway and into Hinesville. The right route depends on where your unit is and which gate you use, so I'll drive it with you (or for you, on video) at real commute times.

Gate tips for Richmond Hill commuters

  • Gate 4 (SFC John W. Marshall Gate) is open 24/7.
  • Gate 4C (2ABCT Gate at Old Sunbury Road and 144 East) is open 5 AM to 5 PM and closes on weekends, training holidays, and federal holidays.
  • Gate 1 (Wooldridge Gate) is open 24/7 but is the busiest. Expect lines from 6:30 to 8:30 AM and 4 to 6 PM.
  • Highway 144 runs through wooded stretches with fewer services, so keep gas in the tank and leave extra time in bad weather.

Commuting from Richmond Hill GA to Hunter Army Airfield

If you're assigned to Hunter, Richmond Hill is one of the easiest places to live south of Savannah. Most drivers head north on I-95 or US-17 into south Savannah, and the drive usually takes about 20 to 30 minutes. I-95 around Richmond Hill can back up during rush hour and on holiday weekends, so I always suggest checking your route at the exact times you'd drive it.

This is also why Richmond Hill works so well for dual-installation families. If one of you is on Fort Stewart and the other is at Hunter or working in Savannah, you split the difference instead of one person carrying the long drive.

Richmond Hill vs. Hinesville vs. Savannah

Here's how Richmond Hill compares with the other towns families weigh most when they're splitting time between both installations. Drive times are approximate and change with traffic and your exact address.

Schools and childcare near Richmond Hill GA

Richmond Hill is served by the Bryan County School District, which also serves the Pembroke area. School zones are set by the district and can change, so always verify the exact address before you write an offer. Send me the address and I'll call the district for you.

For little ones, get on the on-post Child Development Center waitlist as soon as you have orders, since waits can run 6 to 12 months. Apply for the fee assistance program for off-post care at the same time, so you have options either way.

Things to love about living in Richmond Hill GA this season

Fall and winter are a sweet time to be here. The humidity finally breaks, and the holiday calendar fills up fast.

  • Fort McAllister State Historic Park: hiking, camping, and river views. In October it hosts the Haunting of Savage Island.
  • Richmond Hill Tree Lighting & Winter Market: typically in November 19 , with a community tree lighting, local vendors, and family activities. More info here!
  • Richmond Hill Christmas Parade: typically in December, with local schools, organizations, and holiday floats.  Date: Saturday, December 5, 2026, at 10 AM
Location: Timber Trail Recreation to City Hall
Theme: "Scenes of the Season" - Take TWO!
  • J.F. Gregory Park: trails, a playground, and open space for an easy weekend outing.
  • Weekend trips: Jacksonville is a straight shot down I-95, and Orlando is an easy long weekend. Those are my two go-to getaways.

A few of my personal favorites around the area: Latin Nation when I'm craving a taste of home, Dawson's General Store for browsing, and Sunbury Coffee Bar in downtown Hinesville for a good latte and a quiet place to work. Event dates change each year, so check the Visit Richmond Hill calendar before you go.

If your orders are for winter or spring, you're in a great spot. May through August is our busiest PCS season, with the least inventory and the most competition. Starting your search this fall gives you time to look before the summer rush.
