Living On Post vs. Off Post at Fort Stewart: How to Choose
PCS & Relocation · Updated October 2026
The short answer: living on post at Fort Stewart is the simpler choice if you want the shortest commute, one predictable monthly cost, and an easy landing while you learn the area. Living off post usually makes more sense if you want more space, your own yard and rules, and the chance to build equity with your VA loan. In most neighborhoods around base, your BAH can cover a mortgage on a nice home.
I'm Ambar, a military spouse who has been stationed at Fort Stewart twice, plus Fort Drum, Fort Riley, and Grafenwöhr, Germany. We've lived on post and off post, and both have their seasons. Here's how I'd walk a friend through this decision.

Quick answers
Do I keep my BAH if I live on post?
No. On post, your BAH goes to the housing provider as rent. Off post, you receive your BAH and decide how to use it, whether that's rent or a mortgage.
How long is the on-post housing wait?
It can be 3 to 6 months for certain floor plans or neighborhoods. Apply as soon as you have orders, even if you plan to buy. It gives you a backup.
Can I buy off post with no money down?
In most cases, yes. With a VA loan, you can buy with $0 down on homes under the county loan limit ($832,750 in 2026), with no PMI.

On-post housing is a great fit for a lot of seasons of military life. Here's what I loved, and what I'd want you to know going in.
What makes on post easy:
- Your commute is minutes, not miles, and you skip the gate lines at PT and release time.
- Your rent equals your BAH, so there's no down payment, no closing costs, and no surprise repair bills. Ask the housing office how utilities are handled for your home.
- The commissary, PX, Winn Army Community Hospital, and spots like Cypress Sam's Treehouse (the indoor playground for kids 10 and under) are close by.
- Maintenance requests go to the housing office instead of your weekend.
What to weigh:
- The waitlist can be 3 to 6 months for certain floor plans or neighborhoods, especially during summer PCS season.
- You don't pick your exact home, and you'll follow installation rules on things like pets, yard care, and changes to the home.
- Every month of BAH goes to rent. That's fine for a short tour, but nothing builds toward ownership.
Living off post near Fort Stewart: what you gain
Off post is where you get choices. You pick the town, the lot size, the floor plan, and the commute. In the Fort Stewart area, that range is wide: in-town Hinesville neighborhoods minutes from the gate, country lots in Ludowici, coastal marsh views in Richmond Hill, or historic city living in Savannah.
- Equity instead of rent. Your BAH can go toward a mortgage on a home you own.
- A future rental. Many of my military clients keep their home and rent it out when they PCS, since homes near base tend to attract future military tenants.
- Your space, your rules. Paint the walls, fence the yard, add the garden.
- More real costs to plan for. Property taxes, homeowners insurance, HOA dues in some neighborhoods, utilities, and upkeep. We'll budget for all of it before you make an offer.

How your Fort Stewart BAH plays into the decision
This is the part that changes the math for most families. On post, your full BAH is your rent, whether your home is big or small. Off post, the same BAH could be paying down a home you own. Here are a few 2026 Fort Stewart BAH rates from my guide:
| Rank | With dependents | Without dependents |
|---|---|---|
| E1 to E4 | $2,175 | $1,791 |
| E5 | $2,310 | $1,947 |
| E6 | $2,439 | $2,049 |
| E7 | $2,493 | $2,178 |
| W2 | $2,520 | $2,337 |
| O1 | $2,334 | $2,037 |
| O3 | $2,598 | $2,385 |
| O4 | $2,904 | $2,490 |
Rates are set by the Defense Travel Management Office and usually update each January, so always check the official BAH calculator for your rank. Want the full breakdown of what your BAH can buy? Commuting to Fort Stewart from off post
Your gate matters as much as your zip code. A few things I tell every client:
Ambar's gate tips
- Gate 1 (Wooldridge Gate) is open 24/7 and is the busiest. Expect lines from 6:30 to 8:30 AM and 4 to 6 PM.
- Gate 7 (McGarr Gate, 5 AM to 9 PM) is handy if you live near 15th Street, off Airport Road, or in Ludowici.
- Gates 4 and 5 are open 24/7, and Gate 3 is a good alternative to Gate 1.
- Several gates close on weekends, training holidays, and federal holidays, so check hours before you choose a neighborhood based on one gate.
- I'll drive your top neighborhoods at real commute times and show you the route on video.
How to choose: on post or off post at Fort Stewart
On post might be your best fit if...
- Your tour is short, or orders could change soon.
- You want one fixed monthly cost with maintenance included.
- A minutes-long commute matters most right now.
Off post might be your best fit if...
- You'd like your BAH to build equity, or a future rental.
- You want a bigger yard, a specific layout, or acreage.
- You have pets, hobbies, or plans that need more flexibility.
My honest advice: do both at the same time. Apply for on-post housing as soon as you have orders, and get pre-approved for your VA loan. Then you can make the choice with real options in hand instead of a deadline.
If your orders are for winter or spring, you're in a sweet spot. May through August is our busiest PCS season, with the least inventory and the most competition. Starting your search this fall gives you time to look before the summer rush.
Frequently asked questions
Can I apply for on-post housing and house hunt at the same time?
Yes, and I recommend it. Getting on the list gives you a backup while you look, and you can decide once you know your real options.
Can I buy a home off post before I arrive?
Absolutely. I help families buy sight-unseen with live video tours, neighborhood drive-throughs, and video calls during inspections. I'll show you the water stain on the ceiling, not just the pretty kitchen.
What happens to my home when we PCS again?
You can sell, or keep it as a rental. Many military families rent their homes out after a PCS, and I can connect you with a property manager who works with service members. VA loans can also be assumable, which can make your home more attractive to future buyers.
Where should we stay while we decide?
IHG Army Hotels on Fort Stewart fills up 2 to 3 months ahead during PCS season, so call as soon as you have orders. Off post, I share my favorite military-friendly hotels in my free guide. Always ask for the military or government rate.
Do you work with Spanish-speaking families?
¡Sí! ¡Hablo español! I'm Miami-born and Cuban-American, and I'm happy to walk you through every step in Spanish.
Not sure which is right for your family?
Let's talk it through, military spouse to military spouse. I'll run your BAH numbers, show you what's available on and off post, and help you make a plan that fits your orders.
