Fort Stewart BAH: How Much House Can You Afford in 2026?
Here is the short answer: with 2026 Fort Stewart BAH, most families can comfortably buy a home in the $280,000 to $350,000 range with a VA loan and $0 down, depending on rank and interest rate. That covers a lot of the market around post, since homes in Hinesville typically run $240,000 to $270,000.
I'm Ambar, a military spouse and REALTOR. We've been stationed at Fort Stewart twice (plus Fort Drum, Fort Riley, and Grafenwöhr, Germany), so I've done this math at my own kitchen table more than once. Let's walk through it together. ¡Y sí, hablo español!

How much house can I afford on Fort Stewart BAH?

How much house can you afford on Fort Stewart BAH?
To make this real, I ran a simple example: a 30-year VA loan with $0 down, the 2.15% first-use funding fee rolled into the loan, an example interest rate of 6.5%, and about $350 a month for property taxes and homeowners insurance. Here is roughly the home price where your payment would match your BAH:
| Rank (with dependents) | 2026 BAH | Approx. home price if payment = BAH |
|---|---|---|
| E1-E4 | $2,175 | About $283,000 |
| E-5 | $2,310 | About $304,000 |
| E-6 | $2,439 | About $324,000 |
| E-7 | $2,493 | About $332,000 |
| O-1 | $2,334 | About $307,000 |
| O-3 | $2,598 | About $348,000 |
| O-4 | $2,904 | About $396,000 |
Example only, not a loan quote. Your actual rate, taxes, insurance, HOA dues, and credit will change these numbers. A VA lender can give you your real figures.
Why this is good news
- In most ranks, your BAH alone can cover a home in Hinesville, Walthourville, or Ludowici.
- Your spouse's income (if you have two incomes) can give you even more breathing room.
- BAH is nontaxable, and many lenders can factor that in when you qualify. Ask yours how they treat it.
What a monthly payment looks like near Fort Stewart
Prefer to start with the house instead of the paycheck? Here's the same example worked the other way, using the same assumptions:
| Home price | Est. principal and interest | Est. total with taxes and insurance |
|---|---|---|
| $250,000 | About $1,614 | About $1,964 |
| $300,000 | About $1,937 | About $2,287 |
| $350,000 | About $2,260 | About $2,610 |
| $400,000 | About $2,583 | About $2,933 |
Remember to leave room for utilities, lawn care, and a little set aside each month for repairs. Summers here are hot, so ask about the age of the A/C on every home we tour.
Where your Fort Stewart BAH goes furthest
Where you buy makes a big difference. Here are typical price ranges in the towns around post, from my 2027 Fort Stewart PCS Guide:
| Town (zip) | Avg. price | Price per sq ft | School district |
|---|---|---|---|
| Walthourville (31333) | $180K-$220K | $90-$110 | Liberty County |
| Hinesville (31313) | $240K-$270K | $110-$130 | Liberty County |
| Midway (31320) | $250K-$280K | $120-$135 | Liberty County |
| Ludowici (31316) | $290K-$310K | $100-$115 | Long County |
| Richmond Hill (31324) | $375K-$485K | $150-$175 | Bryan County |
| Savannah (31401, 31405, 31410, 31415) | $390K-$420K | $201-$236 | Savannah-Chatham County |
If you want the most house for your BAH, Hinesville, Walthourville, and Ludowici usually stretch it the furthest. Richmond Hill and Savannah are higher priced, so they often work best for higher ranks or two-income households. School zones are set by each district and can change, so always verify the zone for a specific address. Send me the address and I'll call the district for you.
VA loan details that change your Fort Stewart budget
My VA loan checklist
- $0 down and no PMI with full VA entitlement, which keeps more cash in your pocket for the move.
- Funding fee: 2.15% for first use with 0% down and 3.3% for subsequent use. It can be rolled into the loan, and you're exempt with a service-connected disability rating.
- Still have a VA loan from your last duty station? You may be able to use your remaining entitlement. The Liberty County loan limit ($832,750) matters in that case, so ask your lender how much you can borrow with $0 down.
- Get your Certificate of Eligibility (COE) early through your lender, online, or with VA Form 26-1880.
Good to know: BAH has individual rate protection. If rates drop while you're at Fort Stewart, your BAH generally stays the same as long as your rank and dependency status don't change. That makes budgeting a little easier.
Should you spend all of your Fort Stewart BAH on a house?
Just because you can doesn't mean you have to. Here is how I talk this through with my clients:
- Think about resale and renting. Military families move every 2 to 4 years. A home with a payment below your BAH can be easier to rent out when you PCS.
- Plan for the extras. HOA dues, flood insurance in some areas, and higher summer power bills all come out of the same budget.
- Keep a cushion. A payment a little under your BAH leaves room for savings, travel, and those weekend trips to Jacksonville or Orlando.

The Fort Stewart market moves fast during PCS season, and sellers want buyers who are ready. Fall and winter are a great time to get ahead, before the May to August rush. I work with lenders who specialize in VA loans and understand BAH, and I'm happy to make a personal introduction.
Fort Stewart BAH FAQs
Does my BAH change if I buy instead of rent?
No. BAH is based on your duty station, rank, and dependency status, not on whether you rent or buy. You receive the same amount either way.
When do 2027 Fort Stewart BAH rates come out?
New BAH rates are usually announced in December and take effect January 1. Check the official DoD BAH calculator for your exact rate.
Can I buy a home near Fort Stewart with no money down?
Yes, with full VA entitlement you can buy with $0 down. You'll still want to plan for some closing costs and moving expenses, which we can often negotiate with the seller.
What if my BAH goes down next year?
BAH has individual rate protection, so your rate generally won't drop while you stay at Fort Stewart with the same rank and dependency status.
Can you help me if I'm still at my current duty station?
Absolutely. I do live video tours, attend inspections for you on video, and coordinate digital closings, so you can buy before you arrive.
